I agree to stand as guarantor for the Tenant (1) who will be renting the premises (2) above at the agreed rent of £xx per calendar month (£xx per week) for the period of the lease signed by the Tenant regarding the premises (2) – discounted to half rent in the first month of the lease if the bedroom is unoccupied.
I will ensure that the premises (2) are left in the same condition at the end of the tenancy as they were at the start (fair wear and tear excepted) and will indemnify the Landlord against:
1. 1/5 of the costs of all cleaning of the common areas of the house required at the end of the lease.
2. The full cost of cleaning of the Tenant’s room.
3. The cost of repairing any damages specifically caused by the Tenant.
4. 1/5 of the cost of repairing any damages caused by the Tenants during the course of the lease and not attributable to any one Tenant.
In the case of default of payment of the Rent by the Tenant (1) and/or in the observances of such Terms of the Tenancy Agreement by the Tenant (1), I/we shall make good to the Landlord on demand, all arrears or rent losses, costs and expenses thereby arising directly or indirectly out of any breach by the Tenant of the Tenancy Agreement.
