TERMS & CONDITIONS FOR STUDENT TENANCIES

The rent for most houses 2010 / 2011 is £xx per person/per week.  £xx per week for en suite rooms.
Some houses have been discounted to £xx.00 per week - see lists of houses for details.

The majority of our houses are GOLD properties which offer a half rent discount for the first month of the lease for unoccupied rooms. Tenants are welcome to stay in the property during this time but full rent will apply on a student by student basis for the weeks they stay. You will be posted the key to your home address before the end of the half rent period of the lease. Personal belongings may be stored at the property during the first month of the lease at the tenant's risk.  Full rent is only charged during the first month of the lease if you are actually living in the house.

A number of superior PLATINUM houses are charged at full rent throughout the tenancy.  These are available for you to live in for the full tenancy with no extra charge.

Tenants are liable and responsible for all utilities including standing charges and water rates from the commencement of the agreement.  The total of these bills, excluding telephone calls and Council Tax (for which full time students are exempt) should not normally exceed £7.50 per person per week for the whole year.  This is of course dependant on usage – how much you run the heating etc.

We offer four different options for tenants to pay the rent:
1.    Bog Standard: Quarterly as per the lease.  (generally when parents are paying)
2.    Monthly in advance: (generally when parents are paying)
3.    Quarter/Loan: Quarterly, with last three quarters tied to receipt of student loan.
4.    Month/Quarter/Loan: Same as 3 but monthly in advance over summer.

The group is jointly liable for the rent. Your lease is a joint liability lease and if any person wants to leave they have to continue paying the rent until a suitable replacement is installed.  If the person leaving does not pay the arrears and they cannot br recovered from them or their guarantor through the courts then the remaining tenants in the group will become liable for the arrears.  It is not always easy to find a replacement who is acceptable to the remaining group members so once you have signed the lease you shouldn't take the decision to leave lightly.
Please remember to pick your housemates with care.  You will be living with them for a year.
Your guarantor would be liable for any cleaning or repair charges directly relating to your room and for an equal share of any cleaning or repair charges incurred for common areas.
If court proceedings have to be taken all tenants and guarantors may have to be named.

Guarantor.  All tenants must provide a suitable guarantor who is a UK resident (usually a parent). Because guarantors have accepted responsibility for all liabilities on the tenancy related to the person they are guaranteeing there may be occasions when we will have to write to inform all the guarantors of rent arrears or other problems.  Any loss of privacy is, unfortunately, unavoidable.
Any foreign student who does not have a guarantor who is a UK resident with a suitable credit history can only be accepted as a tenant on the payment of the full year’s rent in advance.

Overdue rent: Rent payments for the period that is overdue from individual tenants may be subject to an interest charge equivalent to the current NatWest Bank Visa Gold Card interest rate

Administration Charge: We have a one off fee of £xx per student, due at the time of signing the lease.  This is to cover the administration costs of setting up the tenancy such as drawing up the lease, standing order forms, guarantor forms etc, as well as chasing up missing paperwork, late rent and organizing site visits. Surprisingly, we do not require a deposit.

Renewal of Lease: Assuming their have been no problems during the tenancy and your group wish to remain, the administration fee for the renewal of a tenancy is £xx.00  per person, providing that the whole group decide to remain in the same property and the lease is signed before the viewing process commences. In cases where one or more of the existing tenants wish to vacate, the administration fee for the remaining tenants will be £xx.00 each. The administration fee of £150.00 applies for all new tenants.  As before, all group members will have to sign and pay the administration fee before the viewing process commences.

Vermin: As rubbish is only collected every fortnight by the council it is essential that good housekeeping is practiced with food and waste so as not to attract vermin.  If you do not put out your wheelie bin and recycling bags for collection on the correct days you will get a build up of rubbish bags.  Dispose of any excess bags at the Council Waste Disposal Site so that at no time are bin liners full of rubbish left by the wheelie bin or inside the house.  If you do not know your collection dates you can find out on www.canterbury.gov.uk/rubbish.php or by phoning the council on 01227 862211.

The Landlord is responsible for ensuring that the property meets the requirements of local and
national legislation and his obligations under the tenancy agreement. We are registered with Canterbury City Council as Accredited Landlords and John represents landlords on the Steering Committee of Canterbury City Council’s Canterbury Student Housing Accreditation Scheme.  All our houses have current gas and electric safety certificates.

Viewing: You are renting the property as you have seen it at the time of the viewing.  While all our properties have been renovated and are maintained to a high standard, they are not re-decorated with every new tenancy. We will inform you in writing of any improvements which are planned for the property during the summer.
